Five Secrets for Finding Affordable In-Town Atlanta Real Estate

In-town Atlanta real estate includes midtown, downtown and some older neighborhoods in the east side.   All these areas are conveniently accessible to public transportation, jobs and cultural attractions.   Consider five secrets for finding affordable in-town Atlanta housing.

1.  Bigger isn’t always better.   Some people want a certain number of square feet when they look for a home; but bigger is not always better, especially if the space was poorly used.   A smaller home that maximizes space is more affordable and livable.   Consider layout over square feet to find the best deals.

2.  Search for housing in some of the improving neighborhoods to score a great deal.   Consider up-and-coming areas such as Edgewood, East Lake and Kirkwood.   Last year Toomer, an elementary school in Kirkwood, won the governor’s award.   The Drew Charter in that area is one of the best and oldest charter schools in the state.

3.  Make sure your mortgage is pre-approved.   Go shopping for a mortgage before you start looking at homes.   Sellers know you are serious and qualify for the cash to make this major purchase.   Be well prepared by having a down payment and extra cash on hand for closing costs.

4.  Review in-town Atlanta listings every day.   Be aware of in-town Atlanta homes as they become available. When you see a good deal, don’t waste any time.   There are many other house hunters who are also searching for affordable housing.

5.  Work with a reputable Atlanta real estate agent.   Combing through listings is helpful, but real estate agents have access to deals as they hit the market.   It can take a couple of days to place an ad, and someone else might get the house.   A real estate agent contacts you as soon as affordable Atlanta properties become available.
