Decatur: A Small Town in the Big City

February 3rd, 2012

The Decatur neighborhood is actually a small town located in the northeast section of in-town Atlanta. In the mid-19th century, Decatur formed as a residential suburb of Atlanta, although none of the residences from this period remain, historic homes and buildings from the 1880’s and 1890’s are featured in the Decatur neighborhood historic districts. Examples of the architecture from this period can be found on the campus of Agnes Scott College, which was founded in 1889, is an all women liberal arts college and one of Atlanta premier schools for higher education. The Historic Preservation Commission sponsors the Decatur Design Awards annually, which recognizes not only the restoration of historic buildings, but also new construction that accentuates the rich history of the Decatur neighborhood.

Decatur is recognized for its high level of “walkability” because of the proximately of the business districts to the residential areas. Additionally, Decatur is known for its numerous parks and recreational areas that have dedicated dog parks, playgrounds, swimming pools, and sports fields. Walking tours of areas of interest in the Decatur neighborhood are also offered with different routes and time lengths. For those who prefer not walking, several options are available including zip cars, pedi-cabs, and MARTA.

The Decatur neighborhood offers a broad range of houses that includes new construction as well as historic homes. The median sales price of homes is $69,729 and the average listing price is $152,167. While home values in the Decatur neighborhood incurred the impact of the burst of the housing bubble in 2008, the market appears to be recovering. The current listings in the Decatur neighborhood range from very affordable apartments, condominiums, and cottages to large custom-built homes fully upgraded with pools and exquisitely landscape yards for listed at 1.2-1.5 million dollars. The Decatur neighborhood offers something for everyone with its unique small town atmosphere within the Atlanta metropolitan area.

Virginia Highlands: The Intersection of the 20th and 21st Century

January 26th, 2012

The Virginia Highlands neighborhood, located in the in-town area of Atlanta just east of Midtown Atlanta, was founded at the turn of the 20th century as a “streetcar suburb.” Today, this neighborhood consists of seven distinct business districts or villages, separated by residential areas. In the shopping districts, you can find the studios of local artisans offering textiles, metalwork and other folk art as well as antique bookstores, boutiques, salons, spas, and restaurants with menus to please any palate.  Creative Loafing named this highly walkable neighborhood as its Best Neighborhood in 2011.

The Virginia Highlands neighborhood civic association hosts the annual Summerfest on the Fourth of July, featuring art and music to celebrate summer.  Additionally, the civic association hosts a yearly tour of home in the Virginia Highlands neighborhood as well as an annual food festival highlighting the cuisine of local restaurants. The civic association also actively seeks to maintain the historic integrity of the neighborhood, while at the same time supporting new construction that adds to the beauty and function of the area.

The median home sales price is $497,000, which has remained stable for the past few years, as there have been very few foreclosures in the area. While large, upscale, recently constructed homes and recently renovated historic homes are listed at prices up to $1.5 million dollars, smaller historic Craftsman bungalows are more affordable, while apartments and condominiums start in the mid-$50,000. The blend of the old and new in the Virginia Highlands neighborhood, as well as the multitude of leisure opportunities, makes this area one of the most sought after neighborhoods in Atlanta.

6300 Aberdeen6300 Aberdeen  -  This 3 bedroom, 2.5 bath ranch in Sandy Springs looks like your typical older style ranch.  Well, it does until you look closely at the front center.  The front entrance gives the first clue as to some of the wonderful surprises to be found in this home.  First and foremost are windows and light – lots of lights from windows everywhere!

You will find a top to bottom and side to side wall of windows in both the Living Room and Family Room.  The Family Room also has a skylight.  In the Sun Room, one wall has a series of windows across the side, with two windows on either end, and let’s not forget the skylight here as well!  The master bedroom has sliding glass doors that lead out to a deck and there’s another skylight in the master bath.  This is definitely a home for those who crave a house filled with light.

The Sun Room not only has a wet bar but wonderful stone wall that it shares with the Family Room.  In the Family Room, that stone wall has the fireplace.  So many wonderful features that hide in this deceptively ordinary looking ranch home but possibly the best feature is 3,064 square feet of living space!!

1933 Lomita Road1933 Lomita Road – This 4 bedroom, 3 bath home in East Atlanta, looks ordinary in the extreme from the front.  Nothing could be further from the truth!!    Multilevel architecture, hardwood floors, travertine tile, and full width arch room entries, only begin the features you”ll find behind its ‘ordinary’ front view.

Let’s talk Kitchen.  Custom cabinets, granite counters, stainless steel appliances and custom floor and wall tile make for a great Kitchen.  There’s even a breakfast area.  Speaking of custom floor and wall tile, those features are also found in the Master Bath and a beautifully designed 3rd bath that make great use of available space.  That Master Bath also has granite counters and custom cabinets with loads of storage space.  A fully enclosed shower and a spa tub complete the Master Bath.

The Family Room looks down onto the separate Dining Room by way of 4 steps.  Both rooms have hardwood floors and a full room width archway between them. On the main level you’ll find the Master Bedroom and two others, one delightfully ready for a young boy.  And then there is the Deck, the very large Deck!  Perfect for entertaining or just relaxing and enjoying your big back yard!
