Garden Hills, History Through Homes

Garden Hills has some of the most attractive and historic homes in the Atlanta.   The homes in Garden Hills feature a collection of Craftsman bungalows as well as spacious Georgian, Spanish Revival, and Tudor mansions, in addition to less sizable but still spacious ranch style homes.    Builders are still attracted by the convenient location between Peachtree and Piedmont Road and close to downtown Atlanta.   New homes in Garden Hills tend to run in the $700,000 range, although many listings below and above this price point are active.    Atlanta designated the area a historical district in 1987.

 

Garden Hills is a neighborhood renowned for winding roads lined with mature trees.    It is often referred to as an urban forest because of the abundance of trees in a setting so close to downtown.    There are numerous parks, several of which include pools and other recreational amenities.   Even the traffic islands are lushly landscaped  and residents enjoy many sites for shopping and dining.    The hustle and bustle of the city is just a short distance away from homes in Garden hills, but can seem a world away in this bucolic locale.

 Phillips McDuffie, an Atlanta lawyer, founded Garden Hills in 1925.    He sought to create a subdivision based around a community center and park with a pool.    His aim was to have all the homes in Garden Hills set along streets lined with trees to give the entire neighborhood the feel of being a well-kept garden.    The homes in Garden Hills developed incrementally in three sections.    The first was the Country Club portion that contained the pool and community center around North Hills Drive and Rumson Road.    The next area developed was the Peachtree portion between Rumson and Peachtree Road with the Brentwood Section along Piedmont Road to North Hills Drive as the last.

 Garden Hills has three sizable, named parks:  Sunnybrook, Alexander, and Frankie Allen.    The last features playing fields, tennis courts, and facilities for barbequing.    Residents here are right to feel pampered.    Granite markers are employed throughout the neighborhood to note structures of historical significance.   The Garden Hills pool is a gathering point for area events.

Just a little south of Ponce de Leon, east of downtown Atlanta but still west of Decatur lies one of Atlanta’s oldest neighborhoods, Candler Park.   Candler Park is a beautiful neighborhood and is listed on the National Register of Historic Places.   This neighborhood highlights gorgeous bungalow homes, beautiful parks and a vibrant business district.    Many of the homes in Candler Park have been remodeled, and they add to the true beauty of this neighborhood.    Candler Park offers residents the unique opportunity -   life here will remind you of what many neighborhoods have lost – a true sense of community.   It also offers easy access to almost all of their needs.   Everything you want is nearby.

Druid Hills / Emory – Mixing Technology, College Life & the Suburbs

The Emory / Druid Hills  area lies on the east side of metro Atlanta in DeKalb County and is comprised of the Emory University area, the CDC complex and several smaller areas to the north.   It is also known as Toco Hills, Briarcliff and North Druid Woods.

The neighborhood is close to midtown Atlanta and is re-developing across the entire area.   Homes in the neighborhood are generally pricier than other areas of Atlanta and represent an attractive series of communities.   DeKalb History Center in nearby Decatur also provides a variety of resources available to DeKalb residents.

Several homeowners associations exist in the area, each of which has a program of events and community issues that they promote.   North Druid Woods, Woodland Hills, Merry Hills, the Lindbergh-La Vista Corridor Coalition, LaVista Park Civic Association and Clairmont Heights Civic Association each represent a portion of the community and all are active in civic issues.

Emory University, now 175 years old, has been at the heart of the neighborhood since it moved to DeKalb County in 1915.   The University is considered a premier academic institution with over 15,000 students.   Like any university and the surrounding town, the school has a significant impact on the surrounding residents and their activities.   Intercollegiate sporting events are available for local residents to attend.   The Schwartz Center for the Performing Arts hosts professional and student performances throughout the year.   Lullwater Park is over 100 undeveloped acres where automobiles are not allowed.   It has hiking trails and other outdoor facilities available to local residents.   In general, the University is a significant resource for those living in the Emory neighborhood.

Virginia Highlands began life as a streetcar suburb at the intersection of North Highland Avenue and Virginia Avenue.    This area has become the center of the business district for the neighborhood.    The homes in Virginia Highlands are famous for their bungalow style and the historical homes are breathtaking.   The original subdivisions included Highland Park, which was located on the north side, and Vineyard Park.    Vineyard Park was constructed on Adair Mansion.

There are three parks in Virginia Highlands.    The New Highland Park underwent major renovations and it is now more eco-friendly.    It also has a rain garden.   John Howell Memorial Park is also located in Virginia Highlands and visitors can enjoy Orme Park and the creek that runs through it.   Residents who have homes in Virginia Highlands are among the few who can enjoy one of the city’s Neighborhood Arboretums—walking trails of trees.    Each route contains information about the trees and there are markers to identify them.

Virgina Highlands is well known for its social scene with many trendy boutiques and popular restaurants and clubs lining the two main streets that give the neighborhood its name.    It is also home to Atkins Park Tavern, Atlanta’s oldest restaurant and bar.    Surrounding neighborhoods usually join in on all that Virginia Highlands has to offer.

Virginia Highlands holds several events yearly. Each event provides residents and visitors the best the neighborhood has to offer.   Summerfest 2012, Saturday, June 2nd and Sunday, June 3rd, is a community event that highlights art, and there is plenty of food and fun at the event every June.   During the summer months, residents can also enjoy movie night, a weekly parade and a dinner.

Virginia Highlands was given a nickname by the local newspaper when it referred to the homes in Virginia Highlands as VaHi.    This was a way to imitate some of New York’s most famous neighborhoods like SoHo, but his nickname did not go over well with the residents.   Most of the homes in Virginia Highlands were constructed in the early 1900s.

The residents take great pride in their investment and every year the homes in Virginia Highlands become part of the Virginia-Highland Tour of Homes.

The community is part of the Atlanta Public School System.   The three schools that serve this neighborhood are Springdale Park Elementary, Inman Middle and Grady High School.

Here at The Anderson Group, we’re giving ourselves a hearty Pat On The Back.  Exchanging comments like ‘Job well done!’.  And overall, feeling pretty pleased with ourselves.

What’s the occasion for all this joviality?  Well, we’ve got another of our great listings under contract.  While that’s always sure way to put a smile on our faces (and those of our clients), the circumstances behind this one are the cause for the extra big smiles all around.  You see, 140 Knighthood Court went from ‘new listing’ to ‘under contract’ in just 9 days!!

 With the years of bad news regarding the housing market, many sellers have seen their homes listed for months on end.  They usually end up dropping their asking price every few months trying to attract attention and stand out from all those other homes for sale.  For both the seller and the agent it can be a very disheartening procedure.  But, sometimes the right combination of seller and agent come together and in no time at all that ‘new listing’ becomes ‘sale pending’.

So while Tom and Mary Ann Anderson are quite pleased with the news, it really isn’t that much of a surprise.  They’ve done it before.  Under a month is considered pretty great.  Two weeks is something rarely seen since the days of the housing boom 5 years ago.  12 hours (!) is just stunning under any conditions!  Yes, The Anderson Group have gone from ‘just listed’ to ‘under contract’ in all of those time frames.

So the sellers of 140 Knighthood Court, are really happy with their choice of  The Anderson Group as their realtors but then so are the sellers of 2203 Windermere Way and 3540 Horizon Court, who both sold their homes in March.  As are the sellers of  210 Grogans Lake Point and 1933 Lomita Road, whose homes went under contract in the last week.
