Virginia Highlands: The Intersection of the 20th and 21st Century

Thursday, January 26th, 2012

The Virginia Highlands neighborhood, located in the in-town area of Atlanta just east of Midtown Atlanta, was founded at the turn of the 20th century as a “streetcar suburb.” Today, this neighborhood consists of seven distinct business districts or villages, separated by residential areas. In the shopping districts, you can find the studios of local artisans offering textiles, metalwork and other folk art as well as antique bookstores, boutiques, salons, spas, and restaurants with menus to please any palate.  Creative Loafing named this highly walkable neighborhood as its Best Neighborhood in 2011.

In addition to the business districts and residential areas, the Virginia Highlands neighborhood is also home to three parks and is designated as a Neighborhood Arboretum. The Virginia Highlands neighborhood civic association hosts the annual Summerfest on the Fourth of July, featuring art and music to celebrate summer.  Additionally, the civic association hosts a yearly tour of home in the Virginia Highlands neighborhood as well as an annual food festival highlighting the cuisine of local restaurants. The civic association also actively seeks to maintain the historic integrity of the neighborhood, while at the same time supporting new construction that adds to the beauty and function of the area.

The homes in the Virginia Highlands neighborhood range from historic Craftsman bungalows, dating from the 1910’s to the 1930’s, to modern LEED certified green homes, to large contemporary homes fully upgraded. The median home sales price is $497,000, which has remained stable for the past few years, as there have been very few foreclosures in the area. While large, upscale, recently constructed homes and recently renovated historic homes are listed at prices up to $1.5 million dollars, smaller historic Craftsman bungalows are more affordable, while apartments and condominiums start in the mid-$50,000. The blend of the old and new in the Virginia Highlands neighborhood, as well as the multitude of leisure opportunities, makes this area one of the most sought after neighborhoods in Atlanta.

Monday, December 5th, 2011

Atlanta suburbs come in all flavors.  Upscale, mid-scale, in-town, perimeter, hi-rise, townhomes – you name it, Atlanta has it.  What about a part of Atlanta that really isn’t Atlanta?

Atlanta’s west side is growing fast but doesn’t remotely resemble the ‘city’ atmosphere of those communities closer to Atlanta itself.  Here is where the suburbs really come alive and live up to the neighborhoods most of us remember from our childhoods.  That’s where you’ll find 2203 Windermere Way, a 5 Bedroom,  4 Bathroom, 3 sides brick beauty.

This is home in every sense of the word!  Surrounded by a huge yard and with a great front porch, is 3,973 square feet of a house with all the amenities and upgrades you could want!  A simply gorgeous Kitchen with custom cabinets, granite counter-tops, stainless steel appliances and center island extends into a Breakfast area.  Hardwood floors throughout the main level added to the elegance of the formal Living Room and separate formal Dining Room with a Butler’s Pantry.  The Family Room has a great stone fireplace and matches the hardwood floors with a wood beamed ceiling.

Go up a level and serenity calls!  The Master Suite is larger than many apartments!  The details in the room leave nothing out.  A double sided fireplace links the bedroom sitting area and spa tub in the bath.  The multi-tiered ceilings are gorgeous and the his and her closets are to die for!  But let’s not forget there are 4 other bedrooms and 3 other bathrooms.  More than enough to convert a space to media room or office.  Add in the great deck, large back yard, HUGE basement and the ‘swim/tennis’ community features and 2203 Windermere Way is a home that you’ll be proud to own and love coming home to for many years!

Both the Capital City Country Club and the historic Brookfield neighborhood are on the National Register of Historic Places.

While there are many places to shop within Brookhaven, there is easy access to the shopping, attractions, and cultural events in downtown Atlanta through the MARTA system.

The homes in Brookhaven are as varied and diverse as the people that live in the neighborhoods of this community. Styles range from the summer cottages that were built in the 1900’s to the stately mansions in the historic districts to Victorian craftsman style homes to more modern homes and lofts. Two mixed-use neighborhoods anchor the community of Brookhaven in which it is possible to walk to nearby shopping and entertainment venues. Prices for homes in Brookhaven range from the low 100’s for condominiums to millions of dollars. Home values have depreciated 21.5 percent from their 2006 highs during the real estate bubble, but have remained stable during the past two years. The stability of prices, plus the few number of foreclosures in the market means there is little downward pressure on home prices. This means a home purchased in Brookhaven is a relatively secure investment as well as an opportunity to live in one Atlanta’s premier neighborhoods.

The home has a separate dining room, family room with built in shelves surrounding the fireplace and a wonderful sun room with multiple sky lights.  The master bedroom is spacious and has a separate area with built-in drawers.  The 2nd bedroom is large enough to be another master bedroom and there is still a good sized 3rd bedroom.  A large garage with lots of storage space completes this great town house.

If you’re looking for an individual home, 210 Grogans Lake Point, in Sandy Springs could be just what you’re looking for!   The 4 bedrooms and 31/2 baths comprise only a portion of the 3,834 square feet of this home but if you’ve always dreamed of having a bedroom that is a sanctuary from the rest of the world, you MUST see this one!  With a fireplace and a closet larger than many bedrooms and has its own closet.  The master suite’s bath is beyond ‘spa’ quality.

This home has a designer kitchen with a lovely and bright breakfast area, a family room, living room and a study.  A separate dining area and huge screened in porch completes the main level.  The terrace level is so large as to be a complete separate living space.  Use it for entertaining, a kids’ play space and office or whatever; there is also a fully finished  exercise room.

In the back of the house, off of the screened porch, is a fabulous deck with stairs continuing down to the patio off the basement.  As if all that isn’t enough, the community comes complete with a pool, tennis courts, a clubhouse, a community gathering area and a private lake!  This is home everyone must see.
