Decatur: A Small Town in the Big City

The Decatur neighborhood is actually a small town located in the northeast section of in-town Atlanta. In the mid-19th century, Decatur formed as a residential suburb of Atlanta, although none of the residences from this period remain, historic homes and buildings from the 1880’s and 1890’s are featured in the Decatur neighborhood historic districts. Examples of the architecture from this period can be found on the campus of Agnes Scott College, which was founded in 1889, is an all women liberal arts college and one of Atlanta premier schools for higher education. The Historic Preservation Commission sponsors the Decatur Design Awards annually, which recognizes not only the restoration of historic buildings, but also new construction that accentuates the rich history of the Decatur neighborhood.

 

Decatur is recognized for its high level of “walkability” because of the proximately of the business districts to the residential areas. Additionally, Decatur is known for its numerous parks and recreational areas that have dedicated dog parks, playgrounds, swimming pools, and sports fields. Walking tours of areas of interest in the Decatur neighborhood are also offered with different routes and time lengths. For those who prefer not walking, several options are available including zip cars, pedi-cabs, and MARTA.

 

The Decatur neighborhood offers a broad range of houses that includes new construction as well as historic homes. The median sales price of homes is $69,729 and the average listing price is $152,167. While home values in the Decatur neighborhood incurred the impact of the burst of the housing bubble in 2008, the market appears to be recovering. The Virginia Highlands neighborhood, located in the in-town area of Atlanta just east of Midtown Atlanta, was founded at the turn of the 20th century as a “streetcar suburb.” Today, this neighborhood consists of seven distinct business districts or villages, separated by residential areas. In the shopping districts, you can find the studios of local artisans offering textiles, metalwork and other folk art as well as antique bookstores, boutiques, salons, spas, and restaurants with menus to please any palate.  Creative Loafing named this highly walkable neighborhood as its Best Neighborhood in 2011.

In addition to the business districts and residential areas, the Virginia Highlands neighborhood is also home to three parks and is designated as a Neighborhood Arboretum. The Virginia Highlands neighborhood civic association hosts the annual Summerfest on the Fourth of July, featuring art and music to celebrate summer.  Additionally, the civic association hosts a yearly tour of home in the Virginia Highlands neighborhood as well as an annual food festival highlighting the cuisine of local restaurants. Druid Hills is a suburb of Atlanta, GA. It is located in DeKalb County and according to the 2010 census, has a population of 14,568 people. Druid Hills is one of the most desirable neighborhoods to live in around Atlanta for families or single people. This is because its offers a quiet and safe environment while giving residents instant access to exciting city life.

Emory University is one of the draws of Druid Hills.  It is ranked 20th in the U.S. News & World Report among national universities. Emory was also named one of the magazine’s “New Ivies” in 2006. The Center for Disease Control and Prevention is also located here.

There are many parks in Druid Hills, which help to create a scenic place to live for residents. Some of these parks include Baker Woodland, Fernbank Forest, Medlock Park and Wesley Woods Park. Baker Woodland is home to over 100 different species of plants including oaks, tulip poplar, and beech and hickory trees.

Brookhaven: Historic County Club Living

Brookhaven, located northeast of downtown Atlanta in DeKalb county, is a community centered around the historic Capital City Country Club, which dates back to the early 20th century. Morningside: In-Town Natural Elegance

Morningside, a community established in 1931, is located in the in-town area northeast Atlanta in Fulton County. Brookhaven – Georgia’s First Country Club Neighborhood

  Where exactly IS Brookhaven, GA?  Covering only about 8 square miles even locals aren’t really sure where Chamblee ends to the east and Brookhaven begins. The same for Dunwoody to the north and Sandy Springs to the west and Buckhead to south.  Much of the confusion now stems from multiple prosposals in the last few years to incorporate Brookhaven into its own city with the various proposals each showing different boundaries.

  Still, since Brookhaven’s eary beginnings back in the 1830′s by the Godwin family, the area has been highly thought of as one of ‘the’ places to live.  Around 1900 summer cottages began being built in the area and this view was likely confirmed when in 1910 150 acres were specifically purchased to build a golf course which was named Brookhaven.  This golf course is now a part of the prestigious Capital City Country Club.  It was this golf course that was responsible in the 80′s, for the area being placed on the National Register of Historic Places as the “first planned golf club community in Georgia.”

   Brookhaven today is a lovely landscape complete with gently rolling hills, broad winding streets and densely wooded hollows, all populated with English cottages and elegant Georgian, Tudor and Colonial homes.  In the heart of the neighborhood is the Capital City Country Club.

Being so centrally located access to the rest of the city is convenient.  Boarded by Peachtree and Peachtree Dunwoody Streets, the area is also serviced by the Brookhaven MARTA station.  Some of the best schools in the city are in this area; Sarah Smith Elementary, Sutton Middle School and North Atlanta High School.  Brookhaven is also less than a mile away from the city’s best shopping in the Lenox Mall and Phipps Plaza.

Brookhaven truly offers the best of all Atlanta neighborhoods.

 

Morningside: A Neighborhood of Choice

Morningside is one of the older and most desirable Atlanta neighborhoods.  It is located northeast of downtown Atlanta, within minutes of midtown.  The neighborhood started in 1923 by a local real estate company looking to sell lots.  Homes in Morningside are now among the more expensive in the Atlanta area, with recent sales averaging between $400,000 and $500,000.

The local citizens group – Morningside Lenox Hill Association – was started to respond to a potential interstate highway through the community.   In a battle to protect the homes in Morningside, they successfully stopped the highway plans and the association now organizes and presents a wide number of community events.  This year they have a concert in Sunken Garden Park: the annual Monumental Ball, which is scheduled for October 2011. It is meant to be a celebration of summer where there will be a wide variety of activities for kids, food from a number of local restaurants, and an opening of the new Morningside Nature Preserve.

 

With playgrounds, local hiking trails and a very large section of open space, Morningside is a very “walkable” neighborhood.  Many residents regularly walk from their homes in Morningside to neighborhood destinations – restaurants and shopping are frequently visited via walking trips.  MLPA also produces a walking tour of the neighborhood, where many local points of interest are highlighted.

Birding is a popular activity in the neighborhood.  Morningside Lenox Park is a 34 acre refuge with two creeks where over 100 bird species can be observed.  Some are permanent residents while others are transient and in the park for a limited time.

Schools in the neighborhood are a part of the Atlanta Public Schools system, and include the Morningside Elementary School, Inman Middle School and Henry W. Grady High School.

During the course of the recent economic downturn, the value of homes in Morningside has remained more stable than in other areas around Atlanta.  Approximately 3,500 families live in homes in Morningside, and call this neighborhood their home.

Druid Hills Is Home to Atlanta’s Landmarks

Druid Hills is one of the oldest neighborhoods in Atlanta, GA. It is located east of the city. Most of the homes in Druid Hills are considered landmarks as they are listed on The National Register of Historic Places. The tree-shaded streets were once home to some of Atlanta’s richest residents, including Asa Chandler, founder of Coca Cola. They hired only the best architects to build their homes, and the intricate detail work is still evident today. The carefully planned design of Druid Hills helped to make Atlanta the city the world has come to know and love.

 

Homes in Druid Hills are part of two school systems. There is the Atlanta Public Schools System, which includes Mary Linn Elementary and Inman Middle School, and the DeKalb County Schools System, which also provides service to students in this community with two schools, Fernbank School and Druid Hills High.

 

Residents in Druid Hills can enjoy numerous parks. Each park offers bike trails, playgrounds and open green space. Many of the homes in Druid Hills were designed so that they could overlook the curved streets and beautiful parks.

The Druid Hills Civic Association is a group that was formed in the 1930s. The mission of the group was to preserve the homes in Druid Hills and to make sure they would retain their distinct heritage and pedigree. Today residents maintain the effort by keeping each other informed of community issues and maintaining guidelines to ensure residents continue to enjoy the neighborhood.

 

Several events occur throughout the year to keep residents active in the community. A yard sale sign in front of homes in Druid Hills is the only requirement for joining to the annual Neighborhood Yard Sale. At the end of the day, all of the remaining items are donated to the American Kidney Fund. Residents do not have to worry about placing unwanted items back into their homes, and they enjoy the knowledge that they have collectively contributed to a good cause.
